The Advantage

PennyONE'S Buyers Advantage Program can provide funds for buyers that they
can use for whatever they want as long as they purchase real estate from
someone enrolled in our NMA. They can use these funds for down payment,
closing costs, cash reserves or, if the buyer has their own money, they can
keep these funds and use them however they want! This contribution is
provided BEFORE their purchase of real estate and can thus minimize the out
of pocket costs typically associated with down payment and closing costs.

The Buyers Advantage has no qualification requirements on the buyers:

Down Payment

If your borrower lacks the down payment and is using a loan product without
seasoning requirements, PennyONE will provide funds to a prospective buyer  
that they can use for anything they want, including their down payment.  These
funds will be given to the borrower prior to closing from our pre-existing pool of
funds.  
The best part is that the buyer has no obligation to return these funds
unless the purchase transaction does not close.

Closing Costs, Pre-Paids...etc

Our funds can be used for any cash needs to close a transaction; this is of
course, as long as the buyer uses a loan program that is compatible with our
program and is properly disclosed to all the parties. They can use our funds
for anything they choose.

Financial Reserves

One of the best ways to strengthen your client's financial position is for them to
save the funds we supply as a financial reserve.  These reserve funds can
potentially be used for anything. They can use them to make the mortgage
payment and/or be used to pay off other obligations in the event of job loss or
illness.  Utilizing the PennyONE Buyers Advantage can actually make your
clients stronger on a cash basis, when our program is used and disclosed
properly.

We MUST work within each lenders guidelines so we will only work with
lenders that are compatible with our program.
